Operative Team Leader

About the Operative Team Leader Role To support the Contracts Manager in ensuring that the team of trade persons and contractors deliver a successful programme of improvements, repairs and maintenance services to customers that is at all times in full accordance with Freebridge's service standards, values and behaviours. Responsibilities: Assist the Contracts Manager in the management and development of the Operatives, ensuring that forecast labour and material resources are appropriately planned an Allocated in accordance with projected workflow and agreed budgets. Manage the process of, and as necessary, undertake direct management control, of the physical output of the team, delivering 'multi-skilled' trade works as required. Develop the team to deliver a positive customer experience at all stages of the process, in full support of Freebridge's values and behaviours. Undertake inspections/audits of works as required and in accordance with the Property Services audit programme, ensuring customer satisfaction, work quality and value for money. Receive, handle and manage the interaction with the customer and deal with complaints from residents, or colleagues within other departments, in respect of issues raised. Support Freebridge's Property Services Emergency Call Out Procedure by way of Standby (by roster) to deal with out of hours emergencies and, where necessary, physically attend. Establish, develop and maintain effective working relationships with all work colleagues, contractors and partnering agencies to ensure an integrated contribution to Freebridge's aims and objectives. What we are looking for: A minimum city & guilds in a construction related trade (or equivalent) Experience and/or qualification in other general household maintenance tasks e.g., plastering, ceramic tiling, etc. Possession of a Construction Skills Certification Scheme Card is desirable. Knowledge of good practice relating to Health and Safety Regulations. IT skills including Excel spreadsheets and Microsoft Outlook applications. Knowledge of CDM and SMSTS qualification The ability to work to a high standard under the pressure to meet target dates. The ability to communicate with members of the public and the workforce effectively and courteously Ability to organise own work to schedule. Able to make decisions relating to own expertise.
